CHOOSING A BUILDER AND/OR A REAL-ESTATE PROFESSIONAL (New Residence to be Built)

a) “Rate a Home” recommends hiring a Licensed Builder. Although you may contact a Builder on your own, another option is to utilize a professional Licensed Real-Estate Agent to help you through the process.

 

b) Research your options in a Builder and/or Real-Estate Agent through the following:

 

         “Rate a Home” does not endorse any particular Builder or Real-Estate agent, and a background check should be researched by you including, validity of licensing.

        Building Associations National, State and/or Local

        Real-Estate Associations National, State and/or Local

        Internet

        Recommendations of friends and/or family

 

c) Interview your choices to determine compatibility, quality and knowledge of the building industry.

 

 Use the "Builder Rating System". Review the “Scoring System Definitions”.

 

        Tour the homes constructed by the Builder.

        Ask for references

        Check with the Better Business Bureau if there has been any complaints filed against the builder.

 

d) If you choose to a hire a Real-Estate (Buyers) Agent to help navigate you through the buying process, agree in advance with the Builder, who would be responsible for the Agents commission.

 

Use the "Agent Rating System". Review the “Scoring System Definitions”.

 

        You may be requested to sign a Buyers Agent Agreement (read the agreement thoroughly and don’t be afraid to ask questions). This agreement is not uncommon in the Real-Estate industry, but isn’t used by all agencies.

        Ask for References

 

e) Determine the best method of communication between you and your Builder and/or Real-Estate Agent during and/or after the building process.
